This is the deal between you and Builders Club when you join. It's month to month, it's not a lease, and it doesn't give you tenancy or any claim on the building. It's permission to use the clubhouse and be part of the community, on these terms. The handbook covers how things actually work day to day; this covers the money, the exits, and who's on the hook for what.

By paying for a membership you're agreeing to this.

1. The one rule

Don't be an asshole. That's the whole conduct policy. You already agreed to it when you applied. We decide what counts, and if it's ever a close call we'll talk to you first.

2. What you're paying for

Your membership is whatever the Membership page says it is on the day you sign up: currently Professional ($200 a month or $2000 a year), Student ($100 per term), plus optional add-ons ($100 dedicated desk, $500 small office, per month). Remote members get the same membership minus the building. All paying members get 24/7 fob access to 165 King St West.

We can change what's included. If we take away something that matters, you get 30 days' notice.

3. Money

Everything runs through Stripe. Your billing date is whatever date you started and Stripe renews you on that cycle. You manage your card, bundle, and cancellation through the Stripe link in your invoice email.

Price changes come with 30 days' notice and, as of now, only apply to new members — if you're in, your price is your price. Prices are CAD plus HST.

If a payment fails, Stripe retries. If it's still unpaid after 14 days, fob access is paused until it's sorted. After 30 days we treat the membership as cancelled and your desk or office add-on is released.

No refunds on partial months or unused bundle time. Cancel and you keep access to the end of what you've paid for.

4. Leaving

You can cancel any time through Stripe; it takes effect at the end of your current billing period. We can end your membership with 30 days' notice for any reason, or immediately for cause. Cause means: breaking the one rule, not paying, or sharing your fob or access with people who aren't members.

When it ends: return the fob, clear your desk or office within 7 days, settle any balance. Stuff left after 14 days is treated as abandoned. Students: the fob comes back at the end of term regardless.

5. Access and guests

Your fob is yours. Don't lend it, copy it, or let people in you can't vouch for. Lost fob: tell us right away, replacement is $20. Don't prop internal doors — ever.

Guests are welcome; they're your responsibility while they're here. If someone's here a lot, they should be a member.
